A landlord in Kershaw County usually gets one good chance to do the rehab right: before the first tenant moves in.
After that, every repair you skipped becomes a service call, a vacancy or a tenant who leaves sooner than you wanted. In a town with as many older houses as Camden, the skipped repairs add up fast.
That’s the core of rental property investing in Camden SC as I see it. Buy well, renovate for durability, screen carefully and hold. Not glamorous. It works because it’s boring.
Camden SC rental market for investors: where tenants come from
I don’t buy a rental until I can describe the person who’ll live in it. In Camden, a few groups show up again and again.
- Locals who want to stay close to town. Camden is the Kershaw County seat, and plenty of people who grew up here want to stay near downtown without buying yet.
- Commuters toward Columbia. Camden sits northeast of Columbia off I-20. Some households trade the drive for a smaller-town feel.
- Neighbors across the river. Lugoff and Elgin sit across the Wateree River area. Renters move between these communities, so watch all three when you study demand.
- Tenants who want space. Outside town, Kershaw County opens up. Houses on land and mobile homes on acreage have their own tenant pool.
Notice what’s missing: a single dominant employer or a campus. That makes Camden steadier and slower than some Midlands towns. Underwrite for steady.
Before you buy, drive the area at different times of day. Talk to a couple of neighbors. Ask a local property manager what kind of homes rent quickly and which ones sit. None of that costs anything, and it tells you more about Camden tenants than any listing site will.
The property types I’d look at to buy rental property in Camden SC
Older in-town houses
Character, location and the biggest maintenance risk. These can make excellent long-term rentals if — and only if — the structure, roof and systems are handled before you rent. Pretty finishes on top of tired bones turn into a stream of repair calls.
Mid-century and later homes
Often simpler to maintain than the oldest stock, with fewer surprises in the walls. Usually less charm, often better rental math.
Houses and mobile homes on land
Outside town, the land and land-plus-mobile-home deals I do in rural Midlands counties start to fit. Check access, septic, well, flood status and title before anything else. Mobile homes bring their own financing and insurance questions.
I’ve done renovation work in Lugoff, just across from Camden, so I’ve seen how much of Kershaw County’s older stock depends on what’s under the floor. That’s where I start.
BRRRR in Camden SC
Buy, rehab, rent, refinance, repeat fits Camden’s older houses better than most strategies, because older houses are where real discounts show up. But the rehab step carries more weight here.
Here’s the order I’d follow:
- Buy with the full repair list priced. Structure, envelope, systems, then finishes. The rental analysis method shows how I put it on paper.
- Rehab for the long haul. Durable flooring, simple fixtures, systems you won’t need to revisit soon.
- Rent with written criteria. Same standards for every applicant. Fair housing law applies to every landlord.
- Refinance on what the appraiser sees. DSCR loans are a common tool for this step; learn the basics before you count on one.
- Repeat when the first property runs without you babysitting it.
The full walk-through lives on my BRRRR method page.
What to watch with Camden rentals
- Deferred maintenance you can’t see. Crawlspace moisture, old wiring and roof age deserve a professional look before you buy.
- Insurance on older homes. Get quotes before you close. Age, roof and wiring can change what’s available.
- Exterior changes. On an older property, ask the city what applies before you plan siding, windows or additions.
- Rental assessment. South Carolina generally assesses rentals at the 6% ratio, not the 4% owner-occupied ratio. Put that in your numbers.
- Who manages it. Decide before you buy whether you’ll self-manage from across the Midlands or hire help. My property management notes compare the options.
